Listing Agents for the Company must disclose all material adverse facts pertaining to the physical condition of the property to any potential purchasers prior to ratifying a contract to purchase a property.
Any material adverse defect that has been remedied does not need to be disclosed. Proper documentation indicating that a defect has been remedied should be obtained from the seller by the listing Agent.
A Residential Property Disclosure Statement must be signed by the Seller and provided to any Purchasers prior to ratifying a contract, if applicable by law.
