5.6 Other Marketing Materials
A great benefit our Company offers is high-quality marketing materials for Agent listings. All Company listings are entitled to receive:
- Full-color brochures
- Wide-angle lens photography
- Other marketing materials that are completed prior to the listing being placed in the MLS
Brochures
Agents must utilize a Brochure Template that has been approved by the Company. Approved templates can be found on www.accessRedwood.com in Marketing Studio 2.0. All other brochure designs must be approved by your EVP prior to use on Company listings.
Photography
Agents are encouraged — but not required — to use a professional photographer to photograph listings. All photography must be taken with a “wide-angle” lens. Photography taken with “point and shoot” or cell phones is not acceptable.
Marketing/Advertising Guidelines for Maryland
- "Advertising" is defined as “any representation, promotion, or solicitation directed to consumers, by any means of communication, for any purpose concerning the provision or real estate brokerage services.” This statement is extremely broad, however, the intent is to address all the various platforms of digital, social media.
- The name of the Licensee must match exactly as it is on their License.
- Advertisements that include the Agent’s phone number and/or email must also include the Broker's phone number and email.
- Team advertisements must include a connecting word. For example: The Smith Team (must include at, with, from or of) CENTURY 21 Redwood Realty.
- Electronic Advertising: If you want to advertise using an app or platform which has a limit of more than 280 characters, all of the requirements set forth above must be included “on the first 25% of the main page” of the electronic advertisement.
- The one-click rule does not come into play with advertisements on apps or platforms with a limit of more than 280 characters. If you want to advertise using an app or platform with a limit of 280 characters or less, the one-click rule applies. In that case, you may utilize a hyperlink on the main page of the advertisement. When the consumer clicks on the hyperlink, all of the required information must appear on the first 25% of the page accessed after “one click” on the hyperlink. The customer should not have to scroll down the page or move forward to a second page. The required information must appear on the first 25% of the page. When determining whether the one-click rule would apply, you will have to determine how many characters the app or platform allows.
- Twitter has a limit of 280 characters, so if you cannot include all of the required information in one Tweet, it would be permissible to post an abbreviated advertisement/Tweet, provided you include a hyperlink to a page where all of the required information is shown on the first 25% of the page accessed by that “one click.”
- Facebook advertisements have a body text limit of 125 characters, so the one-click rule would be applicable. Facebook posts allow up to 63,206 characters, so the one-click rule would not be applicable, and all of the required information must appear in the post.
- Similarly, Instagram advertisements have a body text limit of 125 characters, so the oneclick rule would apply. Instagram captions have a limit of 2,200 characters, so the oneclick rule would not be applicable, and all of the required information must appear in the post.
Marketing/Advertising Guidelines for West Virginia
- Advertising of property or specific services
- Each advertisement needs to include the company name, the name of the responsible broker and the term "BROKER," the physical address of the licensed office location, and phone number.
- The names of associate brokers and salespeople shall not be included in the advertising unless they are clearly identified as such. All advertising by Sales Person, Associate Broker or Team, must include the name of the responsible Broker.
- Team advertising does not need to list all members of the team in advertisements, however it does need to include at least one member of the team and they shall be labeled as an Associate Broker or Salesperson. When a team advertises, the company name and the name of the responsible broker and the term "BROKER" must be displayed in equal prominence with the team name.
- The term "Non-Licensed" must be used to identify each team member who does not hold a current valid license and whose name is included in the advertisement and phone number.
- Business cards and other promotional items which are not advertising for a specific property or service must include the licensee name, company name and contact information.
- With internet advertising, the information required above must appear on the home page or the screen that is first seen by the viewer. This information must be accessible with no more than two mouse clicks when advertising on social media.
Marketing/Advertising Guidelines for Pennsylvania
- All Agent advertising must include the Broker’s name and phone number. This information must be printed as large or larger than the Agent/team information.
- Agents should not attempt to make their names look like they are a Broker if they are not Broker. For example, any Agent advertising that uses words like “realty,” “real estate,” “group” or “associates” will be flagged as potentially misleading since those are words that usually designate brokerages. For example, Agent John Doe should not try to build a brand around something like “John Doe Realty,” even if the Broker’s information is included on ads. Agent John Doe must include brokerage information in all advertising.
- Agents' names on advertisements must match exactly with the name on their license. Nicknames can be used, but only if those nicknames are included on the license.
